* Pets / animals are not allowed
* Please keep your space and public space clean
* No smoking inside or outside
* Owner is not responsible for tenant’s damage or injury caused by natural disasters, fire, theft or any other causes in the property, including inside the room or in public space. All tenants are required to be responsible for damage and loss in our properties by their own act.
* Public space (kitchen, toilet, laundry, hall, garden) shall be kept tidy and in order during a staying period. All tenants should take part in cleaning on a weekly basis.
* Renters must keep drainage (kitchen, bathroom, toilet, …) free of objects such as hairs, garbage and clean them frequently after usage. Fault leading to clogging will result in renter pay for repair.
* Any damages affecting other rooms by inappropriate use of the facilities such as to cause a clogging pipe, and inappropriate use of an air conditioner shall be reimbursed for repair. The renter has to pay for such damages. The owner can terminate the contract if damage is not fixed within 7 days of detection.
* The renter shall not keep any dangerous, explosive matters that might unreasonably increase the danger of fire or explosion.
* Upon moving out, the room must be returned to its original condition; failure to do so will result in the renter bearing the cost of restoration. The owner reserves the right to dispose of any remaining belongings after the move-out date, with disposal fees borne by the renter.
* The deposit will be returned to the renter within 14 days if the following conditions are met:
- the private room is returned to its original clean condition with no leftover belongings or trash; same applies for public space and surrounding.
- blankets and bed linens are in good condition
- there is no damage to facilities and equipment in public spaces or private rooms
- monthly rent and utilities fees are paid in full; keys are returned to the owner
